Building Specifications — The "Nantucket" Series

1. FOUNDATION
    Footing - 20" wide, 3000 3/4 poured concrete footing & lally column pads.

    Walls - 8" wide, 3000 3/4 poured concrete walls.

    Exterior walls will be coated with water-proofing material and foundation tie rods will be filled with hydraulic cement.

    Sill sealer between top of walls and pressure treated sills.

    Interior and exterior footing drains (perforated PVC pipe).

    Passive radon system tied into interior footing drain vented through roof via PVC pipe.

    Location and size of drops walls will be determined by the Builder.
2. GARAGE
    Style - three (3) car garage under with side entry overhead doors.

    Floor - 3000 3/4 poured concrete approximately 3"- 4" thick with fibermesh. Concrete surfaces will be left natural and unpainted.

    Overhead Doors - three (3) 9'-0"x7'-0" "Stratford Series" by Amarr, "Stockton" style window accents, wood grain raised panels, and vinyl backing.

    Operation - 1/3 HP Liftmaster electric motors, chain drive, remote transmitters, photo-eyes for each overhead door and one (1) outside wireless key pad.

    Exterior Door - one (1) Benchmark 2'-8" "9-Lite" fiberglass insulated door with aluminum threshold & Schlage "Plymouth" series ball handle lockset in polished brass.

    Interior Door - one 3'-0" six panel steel insulated door with aluminum threshold located per the floor plan.

    Window - one (1) mullion double hung located per the floor plan - size to be determined by lot grade and builder - specs per section 10.

    Finish - wood framed walls and ceiling will be insulated and plastered with a light texture finish, walls and ceiling will not be painted.

    Carrying Beams - two (2) each consisting of two (2) 1-3/4"x9-1/4" engineered beams with two (2) lally columns located per the floor plan.

    All duct work and carrying beams extending below the ceiling line will be boxed-in and plastered.
3. BASEMENT
    Full unfinished basement with exposed concrete walls and insulated wood framed drop walls - location and size of drops to be determined by the Builder.

    Floor - 3000 3/4 poured concrete approximately 3"- 4" thick.

    Walkout Door - one (1) Hurd "Monument" 6'-0" sliding door with screen and grills between the glass.

    Windows - two (2) mullion windows located per the floor plan - size to be determined by lot grade and builder - specs per section 10.

    Carrying Beam - one (1) consisting of two (2) 1-3/4"x9-1/4" engineered beams with two (2) lally columns located per the floor plan.

    Utilities - furnace, water heater, electric panel, duct work, domestic and sanitary piping to be located in the basement as determined by the Builder.
4. ROOF
    Framing - (typical) 2"x10" roof rafters @ 16" o.c. with 7/16" OSB sheathing.

    Shingles - IKO "Cambridge" or equivalent raised type natural shadow asphalt, 25 year warranty, U/L Class "A" rated.

    Metal drip edge above all soffits.

    Step and roll flashing between clapboards and roof shingles.

    Ice and water barrier extending three feet up from all soffits and in all valleys.

    Continuous venting at all soffits and roof ridges.

    Color - Builder will match the roof shingle color either "Weatheredwood" or "Pewterwood" to the exterior paint color.
5. GAS FIREPLACE
    Napoleon 36" model GD36NTR direct vent, adjustable blower fan, remote control operator, located in the Great Room per the floor plans.

    Gas Fireplace will have polished brass venting louvers and "Lexington" style wood mantle with fluted pilasters and dentil molding.
6. INSULATION
    3.5" R-11 kraft faced insulation in the stair wells, laundry and bathroom partitions.

    6" R-19 kraft faced insulation in the exterior partitions, basement drop walls, garage and basement ceiling.

    10" R-30 kraft faced insulation in the second floor ceiling & garage ceiling.

    TYVEK or equivalent house wrap on all exterior walls.
7. EXTERIOR WALLS & TRIM
    Framing - (typical) 2"x6" wood studs @ 16"o.c. with 7/16" OSB sheathing.

    Siding - Certainteed "Mainstreet" vinyl siding on side and rear walls, "Cedar Impressions" on front walls and gable ends - Buyer will choose color from Builder's samples.

    Exterior Trim - corners, soffits, rakes, fascia, frieze board, and miscellaneous pieces will be covered by either white vinyl or white aluminum.

    Crown Moldings - above all windows and doors in white vinyl.

    Gutters - seamless gutters and downspouts in white aluminum, location determined by Builder.
8. EXTERIOR FINISH
    Exterior Walls & Trim - will be covered by vinyl or aluminum trim per the Building Specs.

    Doors & Columns - will be painted with one coat of primer and one coat of finish.

    Decks - pressure treated framing materials will be left natural.
9. EXTERIOR DOORS
    Exterior doors will be supplied by Riverside Millwork Company (RIVCO).

    Front Entry - Benchmark 3'-0" fiberglass insulated full view 15 lite door with two (2) 2'-0" full view sidelites, grills between the glass, aluminum threshold, and Schlage "Plymouth" series front entrance handle with separate lockset in polished brass.

    Deck - one (1) Hurd "Monument" 6'-0" sliding door with screen and grills between the glass.

    Garage - specs per Section 2.

    Basement - specs per Section 4.

    Trim - 1"x4" casings in white aluminum.
10. EXTERIOR WINDOWS
    Exterior windows will be Riverside Millwork Company (RIVCO) "Town & Country" in white vinyl clad.

    Window frames and sash (interior and exterior) will be white vinyl clad.

    All casement, stationary, and double hung windows will have double pane insulated glass with grills between the glass. Double Hung windows will have mullions in top sash only (6/1 typical).

    Double hung windows will have white metal screens (exterior), casement windows will have two (2) white metal screens (interior), stationary and oval windows will have no screens.

    Window sizes will vary per location and house model - Buyer should consult the floor plans or Builder
11. DECK
    Size - 12'x12', height determined by lot grade, one stair system to grade, location per the floor plan.

    Railings - decorative top rails, square posts & balusters with chamfered edges, and decorative post caps. All materials covered in white vinyl.

    Decking - Weatherbest raised grain 5/4"x6" decking.

    Gas Stub - there will be one propane stub at the underside of the deck for Buyer to tie-in its own gas grill.
12. FRONT PORCH & STEPS
    Size - full width of the front of the house with steps to grade.

    Decking - Weatherbest raised grain 5/4"x6" decking.

    Columns - four (4) fiberglass architectural columns with plastic two-piece caps and bases.
13. INTERIOR WALLS
    2"x4" wood studs @ 16" o.c. (typical) covered by 1/2" veneer board and smooth plaster.

    Closet walls will have a light textured finish.
14. INTERIOR CEILINGS
    Basement - ceiling height of approximately 7'-6" excluding areas under beams and ductwork.

    First Floor - ceiling height of approximately 8'-4" except for Great Room which will be 9' +/-.

    Second Floor - ceiling height of approximately be 8'-4".

    Attic - maximum ceiling height of approximately 8'-0" underneath roof collar ties.

    Ceiling Finish - light texture painted white.

    Attic Access - pull down staircase located in the Master Bedroom walk-in closet per the floor plan (optional walk-up staircase from second floor).
15. INTERIOR TRIM
    Baseboard - 5-1/4" one-piece "Speedbase" in all areas.

    Window and Door Casings - "CEM 392" 2-1/2" molded in all areas.

    Crown Molding - 3-5/8" crown over 5-1/4" Speedbase in Living Room, Dining Room & Foyer.

    Chair Rail - 2-1/2" "Governor Francis" in Living Room, Dining Room, Foyer & stairs to second floor.

    Wainscoting - 1" basemolding squares in Living Room, Dining Room, Foyer & stairs to second floor.

    Stair System (first to second floor) - oak stair treads, nosing, handrail, newel posts, and rosettes, pine stair risers, skirt boards, basemolding, and turned balusters.

    Stair System (basement) - plywood risers & treads, pine skirt boards, oak handrail, oak cap on half wall at bottom four steps.

    Pine trim will be paint grade (fingerjointed), oak trim will be stain grade.
16. INTERIOR DOORS
    Style - "Avalon" style three panel, raised grain, hollow core masonite doors (6'-8" high) and bifold doors (6'-7" high).

    Door Hardware - Schlage "Plymouth" series door knobs in polished brass with brass hinges.

    Bi-fold Door Hardware - polished brass round cabinet door pulls and brass hinges.

    Privacy Lock Sets - button lock doorsets for all bathrooms.

    Buyer should refer to the floorplans or consult the Builder for the various interior doors types.
17. INTERIOR FINISH
    Walls - two (2) coats of latex paint.

    Doors - (1) coat of semigloss latex paint.

    Pine trim - two (2) coats of semi-gloss latex paint.

    Oak trim - two (2) coats of clear polyurethane.

    Wall Color - Buyer will choose one (1) interior wall color.

    Trim Color - Buyer will choose one (1) interior trim color (doors and trim same).

    Note - materials which come pre-primed may require only one (1) coat of field applied paint.
18. LAUNDRY ROOM
    Laundry Room located on the second floor per the floor plans.

    Builder will supply stubs for hot and cold water, propane, 110 volt outlet for washing machine, exterior dryer vent and over flow drain pan.

    Builder will install Buyer supplied washer and dryer.
19. CABINETRY
    Style - Aristocraft "Oxbridge" or "Windstead" with arch tops, raised panels, and partial overlay doors.

    Construction - solid maple cabinet door and face frames and veneered maple raised panels.

    Finish - choice of stain finishes for maple.

    Hinges - fully concealed, self closing and adjustable.

    Hardware - operable drawers and cabinet doors will have polished brass pulls.

    Upper Kitchen Cabinets - 36" high except 18" high above stove and refrigerator.

    Island/Eating Bar - 5'x2' with 5'x3' countertop located in kitchen per the floor plan.

    Upper kitchen cabinets will have matching crown molding in maple.

    Note - the half bath will have a pedestal sink in lieu of a vanity.
20. COUNTERTOPS
    Kitchen - Dupont "Corian" solid surface counters and backsplash with integrated Corian sink model 874 A/S or Granite counters and backsplash with undermount, single bowl, stainless steel sink.

    Bathrooms & Laundry Room - one piece post formed laminate counters with "superflo" front edge and molded backsplash.

    Colors - Corian, Granite, and laminate to be selected by Buyer from Builder's samples.

    There is no countertop in the half bathroom (pedestal sink standard).

    Buyer should refer to the floor plans or consult the Builder for the layout and sizes of the kitchen and bathroom cabinetry.
21. PLUMBING
    Half Bath - one (1) water closet and one (1) pedestal sink.

    Main Bath - one (1) WC, two (2) drop-in lavs, and one (1) bathtub/shower unit.

    Master Bath - one (1) WC, two (2) drop-in lavs, one (1) shower stall, one (1) whirlpool bathtub.

    Kitchen - Dupont "Corian" integrated sink.

    Shower Stall (Master) - Aqua Glass 48"x36" fiberglass or equivalent.

    Bathtub/Shower Unit - Aqua Glass 60"x30" fiberglass one-piece or equivalent.

    Whirlpool Bathtub - Jacuzzi "Tara" 60"x60" fiberglass freestanding triangular unit with access skirt or equivalent.

    Water Closets - Eljer "Patriot" 1.6 GPF or equivalent.

    Drop-in Lavs - Eljer "Laura" 20"x17" oval bowl or equivalent.

    Pedestal Sink - Eljer "Patriot" 20"x19" or equivalent.

    Kitchen Faucet - Delta "400" single handle faucet with pull-out sprayer in chrome.

    Lav Faucets - Delta "520MPU" in chrome (Master Bath will be "540" to match tub filler).

    Whirlpool Faucet - Delta "2730" Roman tub filler.

    Tub/Shower Valve - Delta "1748C" pressure balance in chrome.

    Shower Valve - Delta "1724C" pressure balance in chrome.

    Shower Door (Master) - 2 piece with fixed sidelight panel, chrome frame, clear or obscure glass.

    Water Heater - Bradford-White forty-eight (48) gallon propane with power vent or equivalent.

    Disposal - ISE "Model 5" ½ HP.

    Two (2) exterior frost free faucets.

    Fiberglass and porcelain fixtures will come in white.
22. ELECTRICAL
    Service - 200 amp with circuit breaker panel and individual house meter.

    Exterior Door Lights - three (3) Seagull "8580-02" lantern style fixtures in polished brass located at the garage, basement, and deck doors.

    Overhead Door Lights - two (2) Seagull "8580-02" lantern style fixtures in polished brass located on both sides of the middle overhead door.

    Front Door Lights - two (2) Seagull "1108" recessed fixtures with weatherproof trim.

    Exterior Receptacles - two (2) weatherproof outlets per electrical code.

    Switches & Receptacles - Decora style in white located per code, GFI outlets where required.

    CATV & Telephone - prewiring for five (5) RG6 CATV outlets and five (5) CAT5 telephone outlets all individually run to the basement.

    Junction Boxes - three (3) located in the Foyer, Country Kitchen, and Dining Room - Buyer to supply fixture and pay electrical contractor to install.

    Fan Junction Boxes - one (1) located in the Great Room - Buyer to supply fixture and pay electrical contractor to install.

    Switched Controlled Receptacles - four (4) located in the Living Room and three Bedrooms.

    Recessed Fixtures - eighteen (18) Seagull "1108" recessed fixtures with 1132-22 clear trims located throughout the house.

    Fluorescent Strip Lighting - three (3) - located in the Pantry, Laundry closet and Master Bedroom walk-in closet.

    Bathroom Strip Lights - Seagull exposed bulb with chrome finish located above each vanity and pedestal sink, sized by Builder.

    Combination Light/Exhaust Fan - one (1) per bathroom - Nutone "QT-100L".

    Bulb Lighting - garage, unfinished basement area, and attic - number to be determined by Builder.

    Electrical work in accordance with all applicable electrical and building codes.
23. HEATING, VENTILATION AND AIR CONDITIONING
    Type - forced hot air by propane, furnace located in the basement.

    Furnace - one (1) Trane 120,000 BTU 90% efficiency with direct vent, PVC flue and condensation drain.

    Central A/C - one (1) Trane 5 ton condensing unit.

    Humidifier - one (1) Aprilaire "Model 560".

    HVAC Zoning - two (2) zones, one each for the first and second floors with separate supply ducting and control dampers.

    Thermostats - two (2) - one per zone located on the first and second floors.

    Supply Duct Work - two (2) main supply lines located in the basement as well as all first and second floor supply lines will be constructed of rigid galvanized steel with insulation (some flex duct work approx. 5' feet from supply registers or around beams), air flow control dampers for each line, floor registers on first and second floors in each room or as required.

    Return Air - one (1) main return line located in the basement will be rigid galvanized steel with insulation, first floor will be ducted, second floor via wall returns, return registers in floors and walls as required.

    Note: actual supply and return sizing, layout, location of thermostats and location of supplies and returns will be determined solely by the HVAC contractor and will vary per house model.
25. FIRE AND SAFETY
    Firex 5000 & 5700 ceiling mounted hard wired smoke detectors located throughout the house as well as garage heat detectors in accordance with the building code for the Town of Stratham.
26. FLOOR COVERING
    Framing - (typical) 2"x10" floor joists @ 16" o.c. with 3/4" T&G OSB sheathing nailed & glued.

    Underlayment - 3/8" finish plywood in areas with ceramic tile only.

    Ceramic tile - installed in the Lower Foyer, Country Kitchen, Pass Through, Pantry, Half Bath, Main Bath, Master Bath, and Laundry Closet.

    Ceramic tile back splash/tub surround - installed in the Master Bathroom on the two walls surrounding the whirlpool bathtub (approximately 16" high): Florida Tile "Artura #3201" 6"x8" gloss white with matching trim.

    Oak Hardwood Floor - installed in the Foyer and Dining Room: 2-1/4" prefinished oak.

    Carpeting - installed in all other areas except the unfinished basement, garage and attic: Designers Gallery "Fresh Start".

    Padding - installed under carpeting: "Cougar" 7/16" 6.0 lb rebond.

    Carpet and tile selections will be made by Buyer from Builder's samples.
27. APPLIANCES
    Builder will supply and install a General Electric appliance package consisting of the following appliances:

    25 cubic foot "Energy Star" side-by-side refrigerator with crushed ice and water, 30" gas self cleaning range, "Nautilus" dishwasher, and "Spacemaker" non-venting microwave oven.

    Appliances are available in white on white, bisque on bisque, or black on black.
27. SHELVING
    One (1) Closetmaid white epoxy coated steel shelf with hanger in the coat, laundry and hanging closets.

    Four (4) Closetmaid white epoxy coated steel shelves in the linen and pantry closets.
28. MIRRORS
    Each bathroom will have 42" high wall mounted mirrors extending the full width of the vanity countertop with single-sided, beveled edge returns on both sides. Pedestal Sink will have an oval mirror.
29. FRONT WALKWAY
    Construction - individual "Boston Colonial" clay pavers set in sand.

    Layout - from the front entry steps to the driveway retaining wall steps, approximately 4' wide, size and layout will be determined by the Builder and will depend on the lot grades.

    As house models and site conditions vary, the Builder will determine the walkway layout.
30. BASEMENT PATIO
    Construction - individual "Boston Colonial" clay pavers set in sand.

    Layout - 6'x3' in front of the basement walkout door or as site conditions allow.
31. LANDSCAPING
    Disturbed areas of the lot will be regraded to insure proper drainage and run-off.

    Disturbed areas of the lot will be loamed (4"+/-), raked and sodded. Front yard area will have shrubbery, plants and trees as determined by Builder - size, type, and quantity determined by the Builder.

    Crushed stone installed around the foundation and under the deck.

    Bark mulch in all shrub and plant beds.

    Driveway Retaining & Stairs - Natural stonewall with integrated stairs and limestone treads.

    Retaining Walls - "Pisa II" by Ideal Block or equivalent interlocking split face block in grey as required for foundation retaining walls and walkout basement walls.

    As site conditions vary, the Builder will determine the area to be cleared around the house and the landscaping layout.
32. DRIVEWAY
    Construction - two (2) coats of bituminous concrete (hot top) over gravel - 1 ½" binder course, 1" finish course.

    Layout - full width of garage by approximately 30' deep narrowing to approximately 12' at the road.

    As house models and site conditions vary, the Builder will determine the actual size and driveway layout.
33. UTILITIES
    Sewer System - most lots will have a private sewer system consisting of a 2000/500 gallon septic tank, Zabel "A-100" effluent filter, D box, and 10'x25' leach field with leach tubes (typical).

    Community Leach Fields - there will be two shared systems. Leachfield #1 will service Lots 16, 17, 20, 21, 22 & 24. Leachfield #2 will service Lots 12, 13, 31, 32, 33 & 34.

    Community Water System - there will be two wells located in the open space servicing all lots.

    Propane Gas - each home will have a 1,000 gallon underground and all associated equipment.

    All electric, telephone, and CATV services between the house and road will be located underground.
34. LIMITED WARRANTY
    In addition to any warranty for materials and labor given by the manufacturers and/or installers of the various components of the house, Builder shall offer a one (1) year Limited Warranty on the house. Please consult the actual Limited Warranty for a more exact description of limitations and coverages.
35. BUILDER NOTES
    The Builder reserves the right to substitute any of the above Building Specifications with materials of similar or greater quality.

    The Building Specifications are offered subject to omissions, errors, or mistakes by the Builder and are subject to change without notice.
